Pre-Construction Services

Prompt, clear and frequent communication among all parties involved in a project is critical to its success. New Earth Contracting, LLC takes an early and active role in all pre-construction phase, design and coordination/meetings. We provide input regarding consultant selections, bidding, scheduling, material availability, constructability review, cost effectiveness and feasibility wherever needed to advance the team effort.

Our Pre-construction services include the following:

  • Project Schedule Development
Identify design activities, construction packages and related activities for each of the team members including the Architect, Owner and Construction Manager.
  • Cost Estimates
Prepare at the end of each design phase and reconcile with estimates provided by the Architect.
  • Value Engineering
Identify and evaluate alternates, not only from a cost point of view, but also for ease of constructability, maintenance, efficiency, reliability and compatibility with the other systems, and to make recommendations to the Architect and Owner.
  • Document Reviews
Conduct throughout the design process to ensure constructability and to identify duplication and gaps in the scopes of work among the documents for various construction disciplines. We also identify items that could result in labor disputes, change orders or claims and conflicts among trades.

Preparing comprehensive Bid Packages with sensitivity to phasing maximizes competition in the current market and secures the best pricing for the project.

A comprehensive General Requirements package includes:

  • CPM construction schedule with milestones
  • Detailed schedule of values
  • Site Logistics Plan
  • Development of Bidder Interest
  • Pre-Bid Walk-Throughs
  • Review RFi’s during Bid Period

Project Closeout

Separate closeout files are created for each subcontractor and a closeout list is prepared including as-built drawings, maintenance and operation manuals, punch lists, owner acceptance, building department sign-off, guarantees, payment affidavit, and the consent of surety.  Prior to acceptance by the Owner, “preliminary” and “final” Punch lists are prepared by the project team and inspections are performed for each subcontractor. When the entire project team is fully satisfied with the work, a recommendation is made for final payment and close out of each contract.
